Mortgage Rates Drop For 4th Week

Freddie Mac's weekly interest rate survey reported a drop in rates last week for 30-year mortgages, bringing rates to their lowest point since mid-April. Rates dropped for the fourth consecutive week.

The 30-year fixed-rate mortgage (FRM) averaged 6.52 percent with an average 0.3 point for the week ending August 17, 2006.

Americans want to live close to work

People prefer to spend less time commuting and want their homes to be as close to their workplaces as they can afford. According to the 2004 American Community Survey (ACS) sponsored by the National Association of Realtors and Smart Growth America, a commute of less than 45 minutes is the most important factor in deciding where to live for 79 percent of Americans.

Atlanta Top In Foreclosure Rates

Atlanta, Indianapolis, and Dallas posted the nation's highest metropolitan foreclosure rates during the second quarter of 2006, according to Realtytrac.com, a publisher of real estate data.

This was the second quarter in a row that these cities were at the top of this dubious heap. Denver, Memphis, Tenn., and San Antonio, Texas, also registered foreclosure rates among the nation's top 10 for the second quarter this year.

The remaining four cities in the top 10 were new: Stockton, Calif., Salt Lake City, and the Texas cities of Austin and Houston.

If you are behind on your mortgage payments, foreclosure should be used as a last resort because of the long term effects on your credit rating and your ability to purchase a home in the future. Even if you're looking at foreclosure as your last option, there are times when you can turn this negative situation into a positive by talking with a realtor first!
